Frequently Asked Questions

The more we're asked the same questions, the more answers we will show here.

Q:
What time can we arrive at the villa?

A:
Normal arrival time is 3.00pm (afternoon).

Q:
What time time do we have to leave the villa by?

A:
Normal departure time is 12.00pm (mid day).

Q:
Can we request early arrival or late departure?

A:
There are times when early arrival and/or late departure can be granted, sometimes for free and sometime at cost. Each case is considered on its own merits and previous/next guests are always considered during the decision process.

Q:
Do you include/arrange airport transfer?

A:
We arrange your pickup, but costs you 1,400THB per minivan each way, paid to the driver or our villa manager. The minivan is a 12-seater. If your group is large and/or has more luggage than can fit into the minivan, another vehicle will be obtained as required but you will pay for that vehicle directly to the driver involved.

Q:
Do you have transport to get us around?

A:
We can arrange a daily minivan and driver for you. It costs 3,500THB per/day. Scheduled for 8hrs usage between 8am and 5pm. Alternative schedules can be discussed with our villa manager and/or the driver directly. The rate stated here includes daily gasoline for within Chiang Mai local area, though if you want to go further, just pay for the extra gasoline as required.

Q:
Are any meals included in the rate?

A:
Breakfast is included, but lunch and evening dinner is not included. For lunch and evening dinner our chef service is included, and you just pay for groceries used by your group.

Q:
When is the chef available to cook for us?

A:
Our chef will be on hand to cook your breakfast, lunch and evening dinner as required.

Q:
How do we order our meals?

A:
Our villa manager will present you with a menu for you to choose your meals from. You can also 'request' something other than in the meanu and we will check if the chef can cook it for you.

Q:
How do we pay for our meals?

A:
During your stay, our villa manager will monitor your needs, such as meals, requested snacks and drinks etc. All purchases made for you are receipted and recorded for payment at the end of your stay.

Q:
How much should we budget for food?

A:
Well, that differs per group. We generally recommend a budget of 600-1,200 THB per/day per/person based on two-three meals. Of course, this is just an average based on previous experiences.

Q:
How many baby cots do you have for our infants?

A:
We currently have 1 baby cot, and if not being used by another group, there is a second cot in our sister villa that you can use.

Q:
Are pets allowed? Can I bring my dog?

A:
We don't usually allow guests with their pets. if your pets must come with you, please discuss this with us before confirming your booking. We will request a photo of you and your pet together (for sizing verification).

Q:
Can you arrange tours, daytrips, excursions, etc?

A:
Yes, our villa manager can do all this for you when yo are at the villa. And we can offer you some via our Pre-Arrival email, about 2wks before your arrival at the villa.

Q:
What's the weather like...?

A:
There are plenty of resources on the web for both previous, current and near future. Google is your friend here.

Q:
Can you recommend a...?

A:
Like with all requests for venue recommendations, like for restaurants, bars, or yoga instructors, we have to reply that our recommendations may not be suitable to you as everyone has personal likes, dislikes, preferences etc. Again, Google would be your friend here, so that you can look-up services offered, and find any reviews about those services.

Q:
Is your villa elderly and/or wheelchair-friendly?

A:
Well, there are no stairs to get to the bedrooms. Most of the villa is wheel-chair accessible as the villas are ground-level, except for the garden sala which is down some steps towards the riverview. Some short walking/assistance might be required with frail/disabled. If you've got a specific question, it's best to let us know, and we'll double-check for you.

Q:
Can we pre-order some groceries before arrival?

A:
Absolutely. We cover this with you in our Pre-Arrival email. We'll give you options for arrival-days meals, snacks etc... so everything's ready for you.

Q:
When do you want my flight details?

A:
Any time you have them, in fact, the sooner the better. We double-check this with you in our Pre-Arrival email, and you can update us or complete any missing information at that time.

Q:
How do we confirm and pay for our stay?

A:
Our reservations staff will talk to you by email to complete your reservation request. Once your booking is agreed, you will be required to pay a 50% deposit to confirm your stay. All payments are by direct bank transfer only, and you will be provided with detailed payment processing information. Transfers usually take 3-4 business days. When the funds have been received and cleared into our account, we send you an email to confirm receipt. Final payments will be reminded to you at approximately 2-months before arrival, and payment needs to be received by us no later than 1-month before arrival. For any bookings within 3-months of arrival, full payment is required (not deposit and final). Please note that we do not accept payment by PayPal.

Q:
What's your cancellation policy?

A:
Refunds will be provided (less any processing fees) with the following conditions. Standard Rate Bookings: Any cancellation received within 45 days prior to arrival date will incur the first night charge. Any cancellation received within 31 days prior to arrival date will incur the full period charge. Failure to arrive at our villa on the scheduled date will be treated as a No-Show and no refund will be given. High Season & Special/Peak Holidays: Any cancellation will incur the full period charge. No refunds of any monies paid to us.
